Development sites come into focus as Qld tackles housing crisis

Queensland is off the pace in the race to meet future housing targets for the state.

Queensland’s lifestyle, coupled with the remote working movement, supercharged the state’s population base during and since the pandemic. In the year to June 30 2024, the state’s population grew to 5,586,322 which represented a nation-leading 2.3% gain.

But the state has not been able to build enough homes to meet the influx of from interstate and overseas migrants.

Some estimates suggest Queensland was tracking to only deliver 60% of new housing stock the state needs by 2029.

Industry bodies have blamed the shortfall on excessive red tape, delivery costs and labour.

This month, the Queensland Government sought to address the challenge through the Residential Activation Fund which allocates $2bn to help deliver more housing across the state. The Government has allocated $1bn to be spent in South East Queensland and the rest in the regions.

Logan City Council Mayor Jon Raven told The Courier Mail the State Government should be prioritising projects where councils were doing the ‘heavy lifting’ on population growth, such as his region. He said Logan City Council could put $500m to use in no time.

Bromley Real Estate welcomes initiatives to progress housing for the region – slashing through the red tape and putting infrastructure in the ground to facilitate new development and strengthening the economies of communities.

At Bromley Real Estate, we’re managing the sales campaigns of several development sites which will play a role in assisting the delivery of much needed residential housing in the Southeast in the future:

  • A 10.2ha site across two titles at 472-482 Park Ridge Rd, Park Ridge which is surrounded by urban development;
  • A 30.46ha development ready infill site at 1 Rifle Range Rd and 25 Hotham Creek Rd Pimpama, which is DA approved for nine lots;
  • 7.58ha at Panorama Outlook, Slacks Creek zoned for low-density residential (approximately 20 dwellings per hectare Subject to Council Approval).

If you have been sitting on a landholding and want to understand how it could contribute the Government’s housing delivery targets, contact the team at Bromley Real Estate today for an informed appraisal.
